Preliminary Design During this phase the scope of the project is determined. The initial planning phase determines materials selection, cost estimates and areas affected. Land acquisition and easement issues are also addressed. Negotiations with other governing agencies take place to sort out right-of-way issues and maintenance scheduling. |

Design Phase This phase includes the final engineering of the project for construction. When construction details are finalized, the project is sent out for bidding and board approval. |

Pre-Construction Community Meeting SAWS will provide the neighborhood with information about the overall scope of the project, any expected inconveniences and a projected timeline for completion. Special concerns such as school schedules and business interruptions are addressed. Any major issues will be discussed and resolved with the community before construction begins. |

Final Walk-Through Each of the projects has a two-year construction warranty. SAWS invites the community to participate in the final walk-through process, which typically occurs a month prior to warranty expiration. This inspection determines if there are any needed repairs due to defective workmanship or construction-related damage. |
